Prem Built Consults is our advisory arm where we guide homeowners, buyers, and investors through the building and renovation journey. We provide builder-led insights, cost breakdowns, risk management, and feasibility checks before you commit to a project.

Architects design, and builders build — but they don’t always cross-check costs against reality. With a consult, you get upfront clarity on feasibility, budget, and risks. This prevents costly redesigns, overblown quotes, or projects that can’t be delivered within your means.

Our consult covers:

Anticipated cost breakdown (based on similar projects + industry rates)

  • Buildability review of your concept/design
  • Timeline planning (including seasonal milestones like “ready for Christmas”)
  • Risk management and permit/overlay checks
  • Professional advice from a registered builder

Consult fees are structured as a small percentage of the anticipated build cost, starting from 1% depending on the level of detail you require. This ensures the advice is scalable to your project and always saves you multiples of what you invest upfront.

Yes. Our Pre-Purchase Consult service assesses renovation or development potential, estimated build costs, and resale projections. This gives you the confidence to know whether a property is a smart investment before you sign.

No — we complement them. We don’t design; we reality-check. Our consult ensures your designer’s concepts are achievable and aligned with your budget. This collaboration gives you the best chance of delivering your dream home without financial blowouts.

Not at this stage. Our consult provides a highly accurate estimate based on past projects and industry benchmarks, usually within 5–10%. The goal is to protect you from surprises later in the process.
